We own a duplex and live on one side and rent out the other. We have had some crazy evil tenants in the past but our current one has been great. Pays rent, doesn't knock on our door at odd hours with insane demands.

I would say she has been great until November 2nd. This is when she handed me a rent check and said she was moving to Houston the following day as she had gotten transferred for her job and had to be there by Sunday. She said the company would help pay off her lease (which is good through 7/31/08) and anything they didn't cover she would.

She moved out while we were doing my son's birthday party and left a note saying she'd be back for the rest of her stuff in a few days. She had said she'd leave her contact info but did not. A few days pass and nothing. So hubby goes in there. The hall and her master bedroom are flooded. She didn't turn the water off properly when she disconnected the washer.

So we put fans in and dried it out. It stinks to all high heaven but I am putting some powders and sprays on it to see if it can be salvaged. But we probably have to buy new carpet.

So we cannot track her down (I've called every Leslie's Pool Supply in Houston) and are most likely screwed out of 8 months of rent, have to replace the carpet, and have to find a new tenant at a really bad time of year.

The kicker??? Last night hubby was checking our bank balance online and saw her November rent check bounced!!! Now we have lost another months rent and have bank fees.

This really affects my family's personal finances as we rely on this to help pay the mortgage.

Yes. Just not sure how to use that to find her. Any tips would be appreciated.

I want to file in small claims though she actually owes us closer to $7000 (and the limit there is $5000). But I work for a lawyer and his wife is a civil lawyer as well. They love me and will help me if I want to go to grown up court.

I did another tenant to small claims. That idiot didn't even show up so we got a default judgment. Never collected because there is nothing the court will do if she doesn't pay. So she didn't. Now I've discovered that I can put something on her credit. So I'd like to screw with both of their credit ratings since they have messed up my finances.

But which police? I *think* she's in Houston but at this point I'm not convinced. How are they going to find her?

I was thinking of emailing Judge Judy. If you appear the TV shows pays any judgment.

Oooh, renting can be a headache! My parents rent a few houses and they've had some good'uns and some bad'uns.

This probably won't help until she's been settled somewhere for a while, but try www.zabasearch.com You'd be surprised who you can find with that. There is also another site called www.intelius.com. If you use the "People Search" by Name, it's free.

Good news! Someone at the Austin store gave me her new work number. I just called her. She said she had a customer on hold and could she call me back. I told her I'd call her back. And I will.

Every 5 minutes until she talks to me.

I just hate having to do this. I can't believe I'm about to take someone else to court. I wish it was a better market so we could sell this thing and get out of the landlord business.

My parents also rent out one half of their house. My aunt lived there for many years and she and my dad (it's my dad's sister) owned the house. When she moved after retiring, my parents bought her half and they now rent it out. I don't think they really rely on it for mortgage though since they'd paid off their old mortgage before buying the 'flat' as we call it. A new family is moving in this weekend and they seem like very decent people, but I am getting a bit worried after hearing this story...

Then you definitely don't want to hear about the tenants who destroyed our garage door and called the cops on us because we moved clothes and random crap they left in the place for over 2 weeks after moving out.

I just noticed that my last post was my 2000th! Whoo hoo!

We are talking right now (she keeps having to put me on hold) but I have put the fear in her. She claims her company is cutting a check to pay off the lease and with the move her finances just got messed up. She is supposedly calling corporate and calling me back in 20 minutes.

I made it very clear that if this wasn't resolved in a few days we would sue her. She did sound scared.
